Pandolfi said the project meets setbacks and parking requirements and does not request variances; the applicant expects to connect to an existing on‑site storm sewer system and to work with town engineering on runoff. He said the Environmental Assessment Form flagged wetlands on the property to the south on adjacent parcels, but that the disturbed area is previously maintained grass and is unlikely to create environmental impacts. Pandolfi said the applicant will appear before the Environmental Advisory Committee later in the month; the board recorded a motion to approve the project pending EAC approval.
