The Leavenworth County Planning Commission approved an exception to local lot‑depth rules and recommended approval of the preliminary and final plat for the Maple Meadows subdivision by a 9-0 vote.
Planning staff told commissioners the application (case DEV-25-085086) requests preliminary and final plat approval for a parcel listed in the staff report as located at 21453200 and Third Street. The applicant seeks to split the parcel into two lots and to create an approximately 5-acre parcel in a corner of the parent property, according to staff remarks.
Staff said the new lot contains the existing house and noted the applicant could record an access easement so the two lots could share a driveway. Staff also said 200 and Third Street is a “blue road” as listed in the report. The commission’s discussion focused on access and the lot‑depth‑to‑width exception required to bring the new parcels into compliance with subdivision rules.
A commissioner moved that “all three criteria for an exception to Article 50, Section 40.3.I, lot depth to lot width, have been met,” and the motion to approve the exception passed on a roll call vote of nine yes, zero no. The commission then voted 9-0 to recommend approval of the preliminary and final plat to the Board of County Commissioners with the conditions listed in the staff report.
Planning staff noted the Board of County Commissioners will consider the item no earlier than Sept. 24, 2025, at 9 a.m. in the Leavenworth County Courthouse.
