George and Amy Lewis asked the planning commission to rezone a 1.884-acre property on the east side of Iron Mine Road, roughly 880 feet north of Sandtown Road near Felton, from BG (highway commercial) back to AR (agriculture-residential).
A representative who said she was speaking for the homeowners said they purchased the property for cash a few years ago after a realtor did not warn them that the commercial zoning could hinder mortgage financing and resale. She said the property had been converted to commercial for a glass-related business in the past and that restoring AR zoning would allow future buyers to obtain mortgages.
Why it matters: Changing the parcel from commercial back to residential would limit future commercial uses and make the lot consistent with surrounding AR-zoned parcels, according to the applicant's representative. The commission took testimony and declined to decide at the hearing; the item will be considered at the Sept. 11 business meeting.
Next steps: The hearing record remains open for two business days; the commission will not accept new testimony at the Sept. 11 business meeting and will vote then if it attains a common vote of four members.
