Staff noted an existing 33‑foot sewer easement and the presence of water infrastructure and central Iron County Water Conservancy District service that make the corridor a logical location for a 66‑foot right‑of‑way major collector.
Staff showed multiple preliminary plats for nearby developments (half‑acre and one‑acre lots and a development called Valley Stratton) and said when the final plats are approved the right‑of‑way dedications will follow. The commission moved, seconded and approved the plan amendment.
Why it matters: designating the corridor as a major collector establishes right‑of‑way expectations for future development, guides roadway funding and sets a standard (66‑foot right‑of‑way) for construction and dedication when subdivision plats are finalized.
