The Zoning Board of Appeals voted unanimously Sept. 9 to grant relief to allow demolition of the existing front porch and construction of an enclosed porch in the same footprint at 266 Beale Street.
The applicant (owner represented by her daughter) told the board the existing porch had deteriorated to the point of a safety hazard and outlined plans to remove and replace framing, decking and railings, install new foundation supports and bring the porch into compliance with current building and safety codes. The applicant said the new enclosed porch will not change setbacks or overall appearance but will provide a weather-tight, safe mudroom for the family.
A city inspector who visited the property confirmed visible rot and hazards on the porch and supported the need for repair. The applicant submitted drawings, structural calculations from a licensed designer and proof of ownership and survey.
The board had no letters in opposition or support; the Planning Department/DPW communication included no objections. After members indicated the plan addressed the preexisting nonconforming status and safety concerns, a motion to approve passed with all present voting aye.
