Board allows three wall signs for medical building at 5125 E. 81st St. S

The Board of Adjustment approved a variance increasing the permitted maximum wall-sign area from 32 square feet to approximately 62.23 square feet and increasing the number of permitted wall signs from one to three for a medical building at 5125 East 81st Street South in the OL district.
Justin Haines of Precision Sign and Design told the board the single building houses three tenants — physical therapy, chiropractic and a primary/urgent care practice — and that providing each tenant a visible building sign would aid wayfinding and safety given limited visibility from the main approach. Haines said the largest tenant’s sign (priority health care) was about 37 square feet and that a monument sign at the street would need to be very large and could worsen traffic conflicts at the driveway.
Planning staff and the board discussed alternatives such as a monument or multi-tenant panel sign; staff said some monument signage is allowable by code but the applicant argued a building-mounted solution would provide better visibility while limiting light spill into the residential area across the street. Board members said the request was reasonable in context, noting tree cover and changes in grade between the building pad and nearby houses.
Recorded votes were: Miss Stauffer — aye; Mr. Wallace — aye; Miss Williams — aye; Chair — aye. The board approved the variance per the conceptual plans in the agenda packet.
