Planning staff described the proposed 4,990-square-foot metal building with four work bays, an office, an ADA restroom and a future paint booth. The applicant said the facility will be a private operation that rebuilds vehicles and that vehicles will be sold at off-site car lots. Staff noted the site meets density and dimensional standards for the light-industrial limited district and that Appendix Q landscaping requirements do not apply to this district.
Staff recommended approval with a condition that the rebuilder not operate as a public-facing retail or service facility. Commissioners asked about environmental and permitting requirements for paint and body operations; planning staff said environmental review and compliance would be part of building-permit and certificate-of-occupancy reviews.
Commissioner Janie Mendez Adekari moved to close the public hearing and approve SUP25070026; Commissioner Angela Lucky Vaughn seconded. The motion passed unanimously. Applicant Jacob Scoggins and Juan Alfaro recorded support.
