Commission approves switch station for Encore development in southern city limits

The Grand Prairie Planning and Zoning Commission unanimously approved a site plan and associated variances for a switch station tied to the Encore data-center area (STP25080028).

Planning staff said the proposed electrical switch station will house equipment such as transformers and switches rather than a staffed building. Because the facility contains equipment only, the applicant requested two variances: a reduced landscape buffer and gravel pavement instead of standard concrete for the drive surface. Staff noted similar variances were previously granted for a related Encore substation near Poly America and recommended approval subject to Development Review Committee conditions.

Commissioners asked for clarification on the site boundaries and how the switch station would serve the wider data center development. Planning staff explained the switch station will serve the data center and surrounding developments; the current application covers the specific lot shown in orange on the plan. Commissioner Angela Lucky Vaughn moved to close the public hearing and approve STP25080028 per DRC recommendations; Commissioner Victor Medina seconded. The motion passed unanimously.

Support was recorded from Rob Myers and Ashton Miller of Encore, who did not speak. The applicant will proceed with the variances and permit reviews required for construction.
