Cleburne council rezones 1708 Shawnee Drive from single-family to regional commercial

The Cleburne City Council on Sept. 23 unanimously approved an ordinance to rezone approximately 0.23 acres at 1708 Shawnee Drive from SF7 single-family dwelling district to RC regional commercial district.
The ordinance change followed a public hearing in which city planning staff described the property as vacant and adjacent to an office building at 501 Nolan River Road, both owned by the applicant. Staff said the owner intends to merge the two parcels in the future and construct a detached garage at 1708 Shawnee Drive to provide covered employee parking. Council was told the rezoning request is a straight zoning change; elevations and site plans were not before the council and would be handled later if the rezoning is approved.
Staff noted the future land-use designation for the site is mixed use and that the lot is not in the floodplain. Planning staff told the council that rezone approval would impose a 25-foot side-yard setback where the lot abuts single-family property and require a masonry screening wall along that shared property line. The planning and zoning commission had recommended approval unanimously on Sept. 8, and staff said property owners within 200 feet had been notified; the city had received one letter of opposition to date.
Councilmember Blake Jones moved to approve the rezoning; Councilmember Derek Weathers seconded. The council voted unanimously to approve the ordinance.
The rezoning clears the way for later site-plan-level review and any required building/permitting approvals if the property owner proceeds with garage construction and parcel consolidation.
No further conditions or amendments to the rezoning were recorded in the council motion.
