Carmel plan committee approves exterior remodel for Chatham HomeStore on Main Street

The Carmel Plan Commission Committee of the Whole approved an ADLS amendment on Sept. 2 to allow exterior alterations at 22 West Main Street so Chatham HomeStore can relocate into the Old Town building.
The committee approved design changes that move the entry door from the building's west window bay to the east bay, replace fabric canopies with a painted steel bent-plate canopy, install new storefront glazing above the canopies, refresh painted brick, and retain the building's gold cornice. The project team said the entry door will be refinished wood and glass and the new storefront framing will have a dark bronze or black finish with dark-gray trim.
Architect Dan Moriarty, representing the property owners, described the work as a storefront refresh intended to activate the Main Street façade and noted the building appears to date from around 1900. "It'll be nice to get the facade cleaned up and an active store in there," Moriarty said. Moriarty also said the interior floor will be leveled where the door is being relocated to eliminate an existing step.
Rachel Keasling of the Department of Community Services said the project is before the committee because it lies within the Old Town Overlay, Main Street subarea, and ADLS amendments in overlay districts require committee review. "We are supportive. So we recommend approval," Keasling said.
Committee members asked practical questions about the work, including how the nearby statue would be protected during construction and about paint and storefront colors. Moriarty said the team will coordinate with the contractor to protect the statue and that the final storefront finish will be a dark bronze/black anodized finish that can vary slightly by manufacturer.
A committee member moved to approve the ADLS amendment and another seconded. Chair Christine called for the vote; she said "Aye" and no opposition was recorded on the audio record. The committee then proceeded to other agenda items.
The design review materials shown to the committee noted that new signage and lighting will follow the city's separate signage-permit process.
No appeal, permit conditions, or formal permit timeline were discussed during the presentation. Staff and the applicant indicated they will pursue the required permits following the committee's approval.
