The Area Plan Commission handled a series of rezoning requests, continuances and procedural items and cast recommendations that will be forwarded to the appropriate city and county bodies.
Highlights:
- Z 29‑95 (Thompson Property Investments LLC): the commission recommended approval of a rezone from R‑1 to A for 23 acres in Wea Township; staff recommended approval because sewer and water are not available and the comprehensive plan supports returning the land to agricultural use. The commission cast a unanimous ballot; the case will go to the county commissioners for final action (scheduled Oct. 6 per staff).
- Z 29‑96 (Wayne Reiser): the commission recommended approval (13 in favor, 1 opposed) of a rezoning of a portion of Lot 17 in Park 350 South from I‑3 to GB; the petitioner said the change would allow a Culver’s restaurant on roughly two acres and argued the corner location would not hinder large industrial users. The recommendation will advance to Lafayette City Council (Oct. 6).
- Z 29‑97 (Lafayette Station LLC): the commission recommended approval, including commitments that prohibit specified undesirable uses, to rezone a long‑developed site to a single GB zone to improve leasing flexibility; the commitment and the rezone were recommended unanimously and will go to Lafayette City Council (Oct. 6).
- Z 29‑98 (KMB Property): staff recommended and the commission recommended approval of a rezone from R1U to R2U to legalize an existing duplex in the Centennial historic overlay; the measure passed unanimously.
- Z 29‑99 (Kenna Properties LLC): the commission recommended approval (14 votes) to rezone a duplex property from R1U to R2U in the Saint Lawrence‑McAllister neighborhood so the owner can obtain permits for renovation; staff supported the rezone.
- Z 3001 & Z 3002 (R & D Rentals LLC and R Tholomu Rentals): the commission recommended approval of technical rezones to consolidate lots under I‑3; staff supported both and the ballots were unanimous.
- Continuances: the commission moved to continue Z 29‑88 (Chauncey Annex redevelopment PD) and Z 3000 (Lennar Homes of Indiana LLC) to the APC public hearing on Oct. 15.
Procedural items included incorporation of standard materials (Unified Zoning Ordinance, Unified Subdivision Ordinance, Comprehensive Plan, APC bylaws, staff reports and checkpoint responses) into the hearing records by motion.
Where votes were recorded in the transcript, the APC used unanimous ballots for most items; the Wayne Reiser rezone recorded a 13–1 recommendation in favor. Each recommended rezone will be transmitted to the appropriate city or county legislative body for final action.
