Area Plan Commission approves final plans for Provenance phases 3 and 4

The Tippecanoe Area Plan Commission voted unanimously to approve final detailed plans for PD 25-10, the Provenance planned development, covering phases 3 and 4.
The approval will allow the developer to record the FDP and proceed with construction permitting. Amanda Esposito, APC assistant director, told commissioners that the development received a Federal Aviation Administration determination letter and that the required bond has been submitted. "The last bit of business that they were waiting on was their determination letter from the FAA ... we got that today," Esposito said.
The commission's recommendation covers only phases 3 and 4. Esposito said phase 3 and 4 are residential; phase 5—planned as community amenity space—will come forward separately. She described the FDP submission as the final construction plans and the final plat for recording and said that, with the bond on file and the FAA determination in hand, the developer can record "anytime in the next 30 days." Greg Colziel, director of development for Old Town Company, told the commission the developer is "ready to move forward" on the construction that will be served by the Trailway Boulevard extension to the south. He said the project includes "195 total units" consisting of three-story brownstones and two-story plex units.
Commission staff noted the Trailway shown near the site was completed as a separate project and is not part of the FDPs under consideration. Staff recommended approval; after questions and no public opposition, the commission cast a unanimous ballot in favor of the FDP recommendation.
With the APC recommendation complete, the developer may record the final plat and proceed to permitting for phases 3 and 4; phase 5 will return to the commission when the applicant files its FDP for that phase.
