Sarpy County planning commission approves rezoning and plats for Buffalo Springs single lot amid neighbor floodplain and traffic concerns

The Sarpy County Planning Commission on Sept. 16 approved rezoning a single 3-acre lot and the preliminary and final plats for a subdivision called Buffalo Springs, splitting an existing single-family homestead from a roughly 240.36-acre parcel and placing the remainder in an outlot. The votes on the rezoning, preliminary plat and final plat each passed 7-0 with three commissioners absent.

Staff told the commission the property is about 240.36 acres of tillable farmland that slopes toward a drainage channel and two ponds on the east side. The applicant proposes to split the existing house and two outbuildings into a single roughly 3-acre Lot 1 and place the remaining roughly 237 acres into an outlot for potential future development. Planning staff recommended approval of the rezoning from AG (Agricultural Farming District) to RE1 (Residential Estates 1), the preliminary plat and the final plat, subject to conditions in the staff report.
