The El Paso City Plan Commission voted to approve the Stellar Lehi MiSci Subdivision Unit 1 major combination, which would subdivide roughly 21 acres west of I-10 and north of Trans Mountain Road into an 18-acre lot for multifamily development and a 2-acre lot for nonresidential use.
Planning staff presented the application, saying drainage will be handled by on-site ponding and that the applicant proposes to dedicate 30 feet of additional right-of-way along La Mesa Street. Staff also said the Major Thoroughfare Plan (MTP) currently indicates a collector street running north–south on the westerly portion of the subdivision, but El Paso County is not seeking improvements to that section; therefore an amendment to the MTP will be necessary and staff recommended imposing a condition that the amendment be approved by city council prior to final recordation.
Aaron Alvarado, representing the applicant, told the commission the applicant concurs with staff comments and requirements. After brief discussion the commission approved the major combination with the staff-recommended condition.
