Board allows larger house footprint at 3620 Old Sligo Road, limits porch use

Oldham County’s Board of Adjustments approved Sept. 18 a maximum lot-coverage variance for a proposed home at 3620 Old Sligo Road in LaGrange, allowing a structure, porch and garage totaling approximately 6,400 square feet on a 0.63-acre AG-1 parcel.
Planner Sandy Regroden said the parcel is zoned AG-1 with a 20% maximum lot coverage. On the lot’s 27,442.82 square feet, 20% equates to 5,488.56 square feet. Regroden reported the proposed combined coverage — house, covered porch and garage — is about 6,400 square feet (roughly 23.32% of the lot), which produced the variance request of about 3.32% of the lot area.
Applicant Kyle Kaminski told the board he planned porches and the footprint to fit his family; he said septic approval had been obtained and that without the porches the home’s interior square footage complied with the ordinance. He emphasized the porches were intended for outdoor use and not as enclosed living space.
Board discussion flagged a concern that exterior covered porch areas not be converted to enclosed living space; a motion to approve the variance therefore included a condition that the exterior porches not be used as living space. The board’s motion also stated that strict application of the ordinance would deprive the applicant of reasonable use of the land.
The board approved the variance by voice vote and recorded the approval with the square-footage variance amount and the porch-use condition. Staff will proceed with standard plan review and permitting to ensure other technical requirements are met.
