Ken-Caryl board approves unbudgeted capital projects, including website rebuild and community-center piping review

The Ken-Caryl Metropolitan District Board of Directors voted 4-0 to approve unbudgeted capital project requests that fund a website reconstruction and move forward with planning for a community-center piping project.

The motion to approve the unbudgeted capital projects was made during the board’s public meeting; the motion was seconded. A roll-call vote recorded Jeff, David, Mike and Joe in favor. Joe announced the final tally as “4 to 0.”

The approved requests include a shared website reconstruction project with the master association. Staff presented Boomerang as the recommended vendor and said the district’s portion of the cost would be about $14,000. The board was told the work could be fast-tracked to start this fall instead of the previously planned 2026 timeline.

The package also included an anticipated community-center piping repair. Staff reported the need after an emergency repair this spring and presented two widely different cost estimates: one just under $2,525,000 and another figure reported as $16,000. Staff said they were seeking a third estimate before committing to a final scope and cost and described the likely work as internal pipe lining rather than full teardown and replacement.

“The plan is just to go in and line the pipe and not have to be evasive and tear walls out and floors out to replace it,” a staff member said, describing the approach as similar to sewer lining used by the county.

Board members and staff discussed available contingency funds and noted savings from an under-budget roofing project that could be reallocated. The board approved the motion to allow staff to proceed with the website contract and to continue work on the piping project pending final cost confirmation.
