The change reclassifies the parcels created by the minor plat so future land-use applications (such as conditional-use permits) will proceed under institutional zoning rather than their prior classification.
Staff explained the replat was necessary because the developer redesigned the drainage way; as a result, the zoning map needed adjustment to reflect the new lot layout. Commissioners noted Tract 17 on the minor plat is not part of the drainage area and will remain distinct from the drainage-designated parcels.
No extended public comment or opposition was recorded during the agenda item. Commissioners moved and seconded the rezone recommendation and the commission recorded a voice vote in favor.
The rezoning will allow staff and applicants to pursue any necessary conditional-use permits and other approvals tied to institutional zoning. Staff did not provide a timetable for those follow-up applications at the meeting.
