Valley County Treasurer Johanna DeFort announced on Sept. 10 that the county sold its interest in a tax-deeded parcel on Susanna Lane to a bidder identified as Nicole Welch for $13,513.05.
DeFort told meeting attendees that the minimum bid for parcel RP16N03E099796 was the amount of tax due, including interest through that day, and that the county would transfer its interest by "quitclaim deed without warranty or representation." She said the highest bidder is "obligated to purchase the property at the bid price and tender that amount to the treasurer no later than tomorrow, September 11 at 05:00PM." DeFort also advised potential buyers to consult an attorney about the property and the statutory distribution of sale proceeds.
The auction began with a published starting bid of $531.86 for the parcel shown on the meeting screen. Multiple in-room bidders competed in a rapid sequence of offers, escalating from the low hundreds into four figures. The clerk or chair repeatedly called for higher offers before the final reported bid of $13,513.05. The chair asked for a name from the second row after the sale closed; the bidder gave the name Nicole Welch and was instructed to check in with the treasurer's office and register for the sale before leaving.
Under the county's announced terms, the purchaser must deliver payment by 5 p.m. on Sept. 11 and the county will prepare and record a quitclaim deed, which the treasurer said typically takes about 10 days. The county also reserved the right to reject any and all bids. The treasurer noted that all other taxing properties on the list had been resolved, leaving this single parcel for auction.
No formal vote by the board was recorded in the transcript; the action followed the county's advertised tax-deed sale procedures and closed when the chair declared the sale concluded.
