The Oldham County Board of Adjustments approved on Sept. 18 a maximum lot‑coverage variance to permit a proposed single‑family home, covered porch and garage totaling about 6,400 square feet on a 0.63‑acre AG‑1 parcel at 3620 Old Sligo Road in LaGrange.
Planner Sandy Regroden said the parcel is a legal nonconforming lot below the one‑acre minimum (it was created before the 1989 1‑acre rule). The AG‑1 ordinance limits lot coverage to 20 percent; for this lot that equates to 5,488.56 square feet. The applicant’s proposed footprint of roughly 6,400 square feet equals about 23.32 percent lot coverage, so the applicant sought a variance of approximately 3.32 percentage points.
Applicant Kyle Kaminski told the board he planned the home for his family and had obtained septic approval. He said the square‑footage excess comes primarily from covered porches and walking paths; he confirmed porches would not be used as enclosed living space.
A board member proposed adding a condition prohibiting conversion of the porches to living space; the board included that restriction in the motion. The motion approving OC25‑040 passed (vote recorded as 5–0). The variance applies only to the plan considered at the Sept. 18 hearing; the applicant must submit final construction plans, septic documentation and obtain building permits.
