The Millis Planning Board voted Sept. 9 to send a proposed zoning map amendment updating the Special Flood Hazard District to the Select Board for referral to town meeting, following recent FEMA flood‑map updates.
Planning staff said GCG (the town’s consulting engineers) is preparing a draft zoning‑map amendment to align the local Special Flood Hazard District with the updated FEMA maps. The board discussed the process and confirmed the next step is to forward the draft amendment to the Select Board so it may be included on the fall town‑meeting warrant. "FEMA updated the flood maps and sent them out. And, basically, we need to send them to the select board, to approve, at the town meeting, to be in compliant with the federal regulations," the chair said.
Board members noted the Select Board may consider appealing aspects of the new maps; regardless, forwarding the draft amendment is necessary to maintain compliance with federal mapping and to enable appropriate local review and potential Select Board action. The Planning Board directed staff to coordinate with GCG to finalize the draft zoning‑map amendment and to provide materials for the public hearing process ahead of town meeting.
The motion to forward the draft amendment to the Select Board passed by voice vote. The board emphasized there will be public comment opportunities during the referral and any subsequent hearings.
