The Millis Planning Board on Sept. 9 endorsed a Form A (Approval Not Required) subdivision plan that divides a 146‑acre property at 140 Causeway Street into three lots, finding each lot meets frontage and zoning requirements for the residential district.
Rob Canopic, representing the applicant (296 Main LLC / Windy Knob Farm interests), presented the plan showing Lot 1 at about 73 acres, Lot 2 at about 30 acres and Lot 3 at about 42 acres. Canopic said each lot has at least 200 feet of frontage on Causeway Street and meets the zoning district’s minimum lot area requirement.
Board members asked about a mapped paper road shown on the plan; Canopic explained that the paper street dates to a historic county taking and exists on the record but is unimproved and unlikely to be constructed. The board confirmed that the frontage for Lot 2 is comprised of two contiguous segments that meet the 200‑foot requirement in total.
After questions, the board voted to endorse the Form A plan. The applicants signed the plan and the board indicated it would prepare the recommendation to the Select Board as required for recordation.
