Planning commission approves conditional use for 50-foot Wendy’s sign near I‑15

The Royce City Planning Commission on Sept. 9 voted unanimously to approve a conditional-use permit that will allow a 50-foot pole sign for a new Wendy’s located near 1900 West, under the sign-ordinance exception for sites within 300 feet of Interstate 15.

Farley Eskelson of Dominion Engineering, representing Flynn Corporation and Wendy’s, said the application covered a back lot sign on the east side of the detention basin and that power and lighting are available for the proposed sign. “We built the Wendy’s and felt like we ought to put in for a conditional use for a back sign on the back part of the lot,” Eskelson said.

City planning staff explained the sign code allows pole signs up to 30 feet by right but provides for a conditional-use exception to reach 50 feet when a property is within 300 feet of I‑15; the staff report recommended approval, subject to compliance with the sign code’s size and other requirements. “The sign ordinance allows for pole signs up to 30 feet, but it does have an exception as a conditional use,” Steve said. “Staff would just recommend approval of the conditional use for the 50-foot sign.”

Commissioners noted the restaurant recently opened and expressed support for businesses that remained through nearby roadway construction. A motion to approve the conditional use (with the condition that the sign meet all code requirements) passed unanimously.

The commission recorded no roll-call vote in the transcript; staff will verify final sign dimensions and code compliance during permitting.
