The Midvale Redevelopment Agency on Sept. 16 discussed a proposed adaptive‑reuse loan term sheet for a project at 7511 Main Street (Honeysuckle) that would convert an existing, structurally deficient house into a mixed food and courtyard venue.
Agency staff presented a term sheet for a $500,000, seven‑year, 0% loan to fund structural upgrades and code‑required work to make the building safe for public use; staff said the loan would be secured and that borrowers would provide receipts on request to verify eligible expenditures.
Staff described the proposed program mix: a morning bakery and coffee shop, a barbecue window in the garage for evening service, and an activated courtyard for outdoor dining and music. The adaptive‑reuse plan keeps the house’s single‑story floor plan while updating the facade, entrances and signage to welcome foot traffic from Holden Street and Main Street.
Applicant Jeff Beck and agency staff discussed operations, circulation (a separate courtyard entrance for to‑go customers), and the district’s interest in using adaptive reuse to activate underutilized Main Street properties. Board members praised the concept as a way to fill gaps between the food‑truck plaza and existing businesses and encouraged staff to look for similar opportunities elsewhere in the city.
No action was taken at the Sept. 16 meeting; staff said the term sheet would be returned to the agency at a later date for formal consideration and possible approval.
