Sun Common project manager Mitch Emily said the system would be roof‑mounted on the south face and use microinverters. The company estimated annual production of about 10.44 kW‑AC and said any excess would net‑meter to Malone’s Central Hudson account. The panels will be mounted roughly 2–3 inches above the roof surface, and the installer reported neighbors had been contacted and expressed no objections.
Planning staff noted the property sits in the RCH/RCO overlay and will be referred to CAB, WAC (Wetlands/Watercourse Advisory Committee), APAC (Historic Advisory/PAC) and Dutchess County Planning because of the overlay and proximity to a scenic road. Staff recommended a street‑view photo to assist reviewers; board members said the house is not individually listed in the State or National Registers but the overlay triggered the APAC referral.
The board’s draft procedural resolution accepted the application as adequate for review, scheduled the public hearing for Oct. 6 and listed required outside referrals. Two planning board members will conduct a site visit before the hearing.
