Board approves 280-unit Southchase multifamily development plan on 14.5 acres

Orange County commissioners voted unanimously Sept. 16 to approve a substantial change to the Southchase PD Phase 1B development plan that will allow a 280-unit multifamily project on about 14.5 acres south of Wetherby Road, west of South Orange Avenue.
Planning Administrator Nick Thalumula described case DP2408203 and said the parcel — designated commercial on the future land use map but amended previously as part of the larger Southchase planned development (PD) — was converted from retail-oriented entitlements to multifamily two years earlier. As part of that earlier PD amendment, the board required additional landscape buffering and a screen wall on the west side to address compatibility with the adjacent single-family subdivision; Thalumula said the current plan meets those conditions and concentrates buildings toward the center of the property to provide separation from the western edge.
"This is a request to develop a 280 unit multifamily development, generally located South Of Wetherby Road on the West Side of South Orange Avenue, approximately 14.5 acres," Thalumula said during his presentation.
Sam Sabali, regional director with Thomas & Hunt Engineering, spoke for the applicant and concurred with staff recommendations. No members of the public signed up to speak on the item.
Commissioner Gomez Cordero moved to approve the staff-recommended action; Commissioner Uribe seconded. The motion passed unanimously.
The approval was made subject to the conditions of approval listed in the Development Review Committee (DRC) staff report; Thalumula said those conditions include the landscape buffering, a screen wall and other standard subdivision and multifamily development requirements. The record lists the case DP2408203 and the Parcel 44A development plan as the items approved by the board.
