The Budget and Finance Committee on Sept. 10 voted 3–0 to forward to the full Board a resolution approving an amendment to the Port of San Francisco lease for Building 49 at Crane Cove Park, the site of the Dogpatch YMCA community wellness facility.
Port real estate staff said the YMCA’s renovation and opening (the facility opened in February 2025) required unanticipated seismic and structural work. To partly offset roughly $400,000 in structural improvements, the Port proposes providing the YMCA with $150,000 in new rent credits. The amendment also eliminates a provision that would have reduced rent credits by $6,000 tied to restroom operation and waives a three-month penalty related to restroom construction delays; the Port Commission has previously approved those concessions.
Port staff described the lease as a 10-year term with escalating rent; the $150,000 credit reduces the projected 10-year rent from about $1,060,000 to approximately $913,000, which staff described to the committee as about a 14% reduction over the lease term. The restroom at Building 49 is open and operating, the Port said.
Chair Connie Chan and other supervisors praised the Port–YMCA partnership and asked the Port to continue work to align long-term lease and capital terms across Port properties, particularly with respect to tenant-driven renovations and credits. There were no public speakers on the item.
The committee voted 3–0 to forward the resolution with a positive recommendation to the full board.
