County seeks hangars near MIA north end; director briefs committee on lease holdover at Miami Executive Airport

Staff reported initial negotiations had begun the day before the meeting and another meeting was scheduled for the following week; the director said staff hoped to have substantive progress to report by October.
Commissioners emphasized the time sensitivity of the negotiations and urged staff to expedite them. The director said the administration would press to complete appraisal and valuation steps so the county could reach a purchase agreement or other disposition promptly.
Separately, Commissioner Gonzales raised a lease issue at Miami Executive Airport where a tenant is holding over after an expired lease. She asked whether the county was charging the contractspecified double rent for holdover tenants under section 3.04 of the lease. The director acknowledged the question and said he would provide details to the commissioner, including whether double rent had been charged and why the holdover remained in place. The director said staff would supply the requested information to the commissioner that day and bring a recommended contract item to committee when ready.
At the hearing the director also summarized airport growth metrics used to justify expansion planning: the airport had a record year with roughly 56,000,000 passengers in the most recent year, cargo records at about 3.1 million tons, and long‑term passenger projections referenced to about 77,000,000 passengers by 2040. Commissioners framed the hangar acquisition as a means to deliver long‑term operational capacity for carriers and to support the airport master plan.
