Wylie panel approves 40,387-square-foot manufacturing site at 608 John Yager Way

The Wylie Planning and Zoning Commission on Sept. 16 approved a site plan for a 40,387-square-foot manufacturing facility on about 2.874 acres at 608 John Yager Way in the 544 Gateway addition.

Kevin Molina, a city staff member, told commissioners the proposal is for a manufacturing facility that measures 40,387 square feet and sits on approximately 2.874 acres. He said the two lots on the left side of the development area allow industrial uses, while the remaining lots are designated commercial, which allows the project to move forward without a zoning change.

Molina described site features the commission considered: a fire lane that loops around the building; 86 parking spaces including five ADA-accessible spaces; three trailer parking areas and three loading docks; 10.75% landscaping with trees around parking areas; dumpster enclosures at the rear and on both sides; and exterior materials of textured metal siding, wood panels and stucco with an enhanced entrance.

Commissioners asked for clarification about the property's location, noting the access road is not yet finished and that the site sits adjacent to a railroad. One commissioner also asked whether screening was required along the railroad; no change or screening requirement was added during the discussion.

A motion to approve the site plan passed by a 5-0 vote. The commission did not record a named mover or seconder in the transcript for the formal motion on the record provided.

The commission chair said this was the only regular-agenda item. Staff announced the next meeting is Oct. 7 and that there will be an additional meeting in November (Nov. 4) and one in December; the commission will not meet on Nov. 18 because the city is closed for Veterans Day the prior week.
