Wylie Zoning Board approves variance for 903 Alfred Drive to allow 5-foot rear setback for new garage

The Wylie Zoning Board of Adjustments on Sept. 15 approved a variance to allow a 5-foot rear setback instead of the 10 feet required by the Colon Estates Planned Development for property at 903 Alfred Drive (ZBA No. 2025-13). The board voted 5-0 to approve the request.
Kevin Molina, a city staff member presenting the item, said, "the applicant's requesting a variance for the property located at 903 Alfred Drive." He told the board the request seeks "a 5 foot reduction so that it's 5 feet. And the purpose for this is to allow for the construction of a garage that measures around 1,240 square feet." Molina said the property lies within the Colon Estates Planned Development and that the applicant received approval from the Architectural Review Committee pending city permitting approvals.
Applicant Randall "Randy" Owens, the property owner at 903 Alfred Drive, addressed the board during the hearing and said, "I'm just looking to put in a garage, and I have some woodworking equipment, and I just need as much room as I can get." Owens told the board his rear fence abuts the city limit and that the nearest house beyond the fence is roughly 300 feet from the proposed structure.
Molina presented site sketches and a survey showing setbacks: the proposed garage would sit 5 feet from the rear lot line, 5 feet from the side lines and about 6½ feet from the main house. He told the board there are no easements at the proposed location and that the new structure would connect to the existing driveway. Molina also reported the city mailed 10 notices to nearby property owners; five responses were returned in support of the request and the remaining notices produced no response.
The board opened and closed a public hearing with no members of the public speaking on the item. A board member moved to approve the request "as submitted"; the motion was seconded and passed unanimously, 5-0. The applicant was advised to obtain required city permits before construction begins.
The variance approval amends only the setback requirement for this accessory structure; no other changes to the planned development were recorded in the meeting minutes.
