Plan Commission reviews draft 2025–2040 comprehensive plan; staff to add updated photos and refine land-use map

On Sept. 9 the Menomonee Falls Plan Commission conducted a full-draft review of the village’s 2025–2040 comprehensive plan update. The session covered the document’s chapters, public-engagement summary, and the draft land-use map; commissioners offered editorial and visual changes and asked staff to refine certain map designations.
Planner Amy Bennett summarized public engagement to date, including a public open house held before the meeting. Key themes from public comments included closed bridges and affordable housing; staff told commissioners the draft includes required state elements and that an appendix will contain the full public-survey results.
Commissioners and staff identified several design and content items for revision: replacing or updating several dated or low-resolution photographs; minor typographical and layout adjustments; and targeted land-use clarifications on the draft land-use map. Commissioners requested that parts of the East Main Street corridor currently shown as high-density be reviewed against existing development patterns and that several neighborhoods (including areas south of St. Mary’s and parts of the North Hills area) be adjusted from high density to medium or left as low density where single-family character remains. Staff said they would review parcel-level designations and return with updates.
On the planning timeline, staff said the next steps are a Plan Commission public hearing (tentatively set for Nov. 4), a December committee-of-the-whole review, and then Village Board action if the board chooses to adopt the plan. Bennett said appendices and the executive summary will be provided to the commission next month for review.
Commissioners described the draft as “lean and user-friendly” and spent most of the discussion on map accuracy and photographic updates rather than the plan’s policy text. No formal action was taken at the meeting; staff will revise the draft and schedule public hearings as described.
