Plan Commission waives hearing, approves sign-exception for Applebee's/IHOP conversion

The Menomonee Falls Plan Commission unanimously approved a sign-exception request on Sept. 9 to allow additional wall and awning signs for a building that will house both Applebee's and IHOP on Premier Lane (tax key 14.9830.002). The commission also unanimously voted to waive the public hearing requirement for the exception.
Planner Amy Bennett briefed the commission. The proposal would convert the existing Applebee's building into a dual-concept Applebee's and IHOP and requests additional wall signs and awnings that would, on two facades, exceed 10% of the building façade limit under the sign code. The Architectural Control Board (ACB) had reviewed the package and recommended approval of the similar use; staff recommended the Plan Commission set a public hearing but noted the commission can waive that hearing. The commission unanimously voted to waive the hearing and then approved the sign-exception conditioned on submission of a sign permit application.
Valerie Tove, representing IHOP and Applebee's corporate, told the commission the project team was trying to complete exterior work before winter and asked for timing flexibility; staff and commissioners noted the project must still return to ACB for final landscaping and signage details.
The commission’s approval is limited to the sign-exception; final signage and installation require a signed permit application and compliance with ACB-approved details and any conditions listed in the staff report.
