The San Antonio City Council on Sept. 4 approved a plan amendment and rezoning for property at 13639 Bulverde Road in the San Antonio International Airport vicinity after the applicant amended its proposal to lower-intensity commercial uses.
Staff and the Planning Commission recommended denial of the original plan amendment and rezoning; the applicant amended the plan amendment to community commercial and the rezoning to C-2 CD with a conditional use for office-warehouse/flex space. Planning staff presented the amended site plan and noted two notices returned in favor and none opposed. Council Member Mark White moved to approve as amended; the motion and a second carried.
Public comment included a resident urging denial based on concerns about commercial encroachment into adjacent residential areas; the resident noted that planning professionals had advised against the intensity of the proposed change and suggested a lower-intensity alternative. The council accepted the applicant’s amended proposal and recorded the vote as carried.
The approval allows the applicant to proceed under the amended C-2 CD rezoning and the community-commercial plan amendment, subject to the site plan and conditions the council approved.
