The Balch Springs Planning and Zoning Commission on Sept. 4 unanimously approved a minor plat to formalize lot lines for properties at 10922 and 10930 Limestone Drive after planning staff said a property owner acquired about 20 feet of adjacent land on Oct. 9, 2022.
Planning staff told the commission the change is essentially an amending of a lot line but had to come before the commission because both parcels were never formally platted when they were built, likely in the 1980s. "Staff recommends approval of minor plat application 004-2025 located at 10922 Limestone and 10930 Limestone to plat the two lots," planning staff said during the meeting.
The staff presentation said the adjusted lot will remain in single-family zoning and will meet the city's minimum lot-area and width standards: both lots are about 50 feet wide and roughly 237 feet deep after the shift. The staff presentation identified the change as a roughly 20-foot expansion of one lot to match an existing fence line and noted the city's future land use plan calls for low-density residential in the area.
Commissioner Watson moved to approve the minor plat application; Commissioner Adams seconded. Commissioners Forge, Gardner, Comstock, Adams, Watson and King all voted yes. The motion passed.
While the platting item drew a staff presentation and brief questions, there was no public comment on the item and commissioners did not request substantive changes to the proposal.

The commission did not receive public comment at the meeting. The approved minor plat will be filed with the city and recorded per city procedures before lot-line changes take legal effect.
