The Opelika Planning Commission on Aug. 26 approved a conditional‑use permit for Davis Manufacturing LLC (Brandon and Davis) to use a previously vacant building at 310 South Sixth Street for manufacturing and repair of utility and cargo trailers.
Staff said the site — previously used for auto maintenance and located in the C‑2 zone with a gateway‑corridor secondary overlay — is largely paved and thus limited for new landscaping. Staff noted the applicant provided photos of building renovations and said work would be done interior to the building. Staff recommended approval subject to conditions: no outside trailer sales on the subject property or adjacent properties; no outside storage of materials, trailers or equipment on the subject property or adjacent properties; manufactured or repaired trailers must be stored inside until moved to an approved off‑site sales location; and dumpster locations on adjacent property must be screened and gated if visible from South Sixth Street.
The commission opened and closed the public hearing with no public speakers and approved the conditional use by motion.
Why it matters: The conditions are intended to limit outdoor storage and sales activity that could conflict with the corridor’s appearance and nearby uses while allowing a manufacturing/repair business to reuse an existing commercial building.
