Staff also noted water would be served by East Green Acres Irrigation District and sewer flows would route to the Montrose/Lehi sewer lift station consistent with the city’s water‑reclamation plan.
Why it matters: The site is located in a transitional area between commercial/industrial corridors to the south and single‑family neighborhoods to the north. The comprehensive‑plan guidance for West Prairie favors denser residential types closer to commercial corridors and lower density further away; R‑2 was judged by staff and most commissioners to fit that pattern.
Public comment: The owner and applicant spoke in favor of annexation and described several product options the developer could deliver (single‑family lots, ‘‘twin‑home’’ configurations that provide deeper lots with backyard shops, or smaller front‑yard homes). Opponents asked the commission to favor R‑1 or much larger lots rather than a medium‑density designation.
