Olathe Planning Commission approves Stonebridge South final plat, with Ripley Street vacation contingent on utility consent and lot split

The Olathe Planning Commission voted to approve the final plat for Stonebridge South Second Plat and the requested vacation of a segment of Ripley Street, subject to two staff stipulations.
Planning staff member Mr. Hoachaber told the commission the site contains “roughly 10.8 acres” in the R-1 district and that the proposed plat would establish lot lines to serve 35 single-family lots and three tracts intended for landscaping and open space. He said the application includes a request to vacate a portion of Ripley Street that was originally intended to serve a now-cancelled subdivision extension.
Staff recommended approval with two conditions: that the applicant provide the remaining utility consent form from Johnson County Wastewater and that an administrative lot split (splitting existing Lot 9 into Lot 9A and Lot 9B) be recorded before the final plat is recorded. The staff presentation noted the city’s traffic and utility engineering divisions reviewed and supported the requests and that all utility providers contacted had consented except Johnson County Wastewater, which had not yet responded.
Commissioner Creighton, who had pulled the related consent-item earlier in the meeting to comment on the plat’s historic zoning category, said he had no objection but urged staff to maintain the quality expected under the old plan-district standards if any administrative amendments were later needed. No members of the public spoke during the public hearing; the commission closed the hearing before taking action.
A motion to approve “FP25-twenty 3 as stipulated by staff” passed on a roll-call vote with affirmative responses from Commissioners Chapman, Lynn, Quayton, Brown, Terrones and Chair Janner. The approval carries the staff conditions requiring the Johnson County Wastewater consent form and the lot-split recording before the city will record the final plat.
The commission’s action implements the platting and easement changes needed to move the Stonebridge South project forward; the staff presentation said the Ripley Street extension is no longer needed following approval of a nearby church development and a revised preliminary plat for Stonebridge South.
The city will not record the final plat until the outstanding consent and administrative recording requirements are satisfied.
