The Single Family Design Board on Sept. 8 granted project design approval for a renovation and addition at 1260 Northridge Road and continued final approval to the consent calendar of Sept. 22, with a condition that exterior lighting be night‑sky compliant.
The project proposes a 1,385‑square‑foot addition to an existing 2,589‑square‑foot residence and a 15‑square‑foot garage addition, bringing the total proposed development to 4,968 square feet on an 80,150‑square‑foot lot (about 91% of the guideline floor‑area ratio). The staff hearing officer earlier approved a front‑setback modification related to an easement for potential future street widening, and the project requires vegetation removal and hillside design district findings.
Applicants told the board the design was largely unchanged since concept approval; changes shown included revising an upstairs slot window to a more proportional window, adding a guardrail to a roof deck, stepping retaining walls, and refined material samples including a Santa Barbara stucco finish, matte‑black window and door accents, and terracotta tile roof. The project team said the site contains some existing oak trees to remain, and several queen palms in the front setback were relocated after review by the Street Tree Advisory Committee and Parks and Recreation.
Board members voiced general support for the design and landscaping, requested that exterior lighting be night‑sky compliant, and noted the vegetation removal hearings already completed. The board voted unanimously to continue the project to the Sept. 22 consent calendar for final approval with the night‑sky lighting condition. Vice Chair Sherry, Board Member Richards, Board Member Moslahi and Board Member Grafati voted in favor.
The board announced a 10‑day appeal period for the action.
