The Norwalk City Planning and Zoning Commission on Sept. 8 approved the final plat for Hackney Hills Plat 1, clearing the way for construction of 68 townhome lots and associated infrastructure.
City planning staff member Elliot described the plat as “the first final plat in the Hackney Hills development,” noting it contains private street right-of-way, public right-of-way for Welsh Avenue, 68 townhome lots and outlots intended for condominium-style buildings. Elliot said a stormwater detention facility is included and that a site plan for the condominiums is expected at a later date.
Jennifer Ellison, representing Jerry’s Homes, thanked the commission for reviewing the final plat. Staff publicly commended Jerry’s Homes for responsiveness to erosion-control issues during the wet season, saying the company has been “probably the most responsive group in terms of getting their erosion control contractors on-site to help deal with issues that have arisen in the project.”
Commissioners noted earlier neighborhood concerns had been addressed during the site-plan process. A motion to approve the final plat carried on the roll call with Commissioners Samuelson, Eaton, Thompson, Steiger and Reaganator voting aye.
Elliot said infrastructure work is largely complete and staff plans a walkthrough of streets and utilities. A separate site-plan application for the condominium buildings in Outlot T and Outlot Z was described as forthcoming. No alterations to the approved final plat were recorded in the meeting transcript.
