The Waukesha City Landmarks Commission on Sept. 3 approved an addition to earlier approvals at 325 East Newhall Ave., authorizing replacement of selected gutters and installation of gutter guards for the property.
Staff said the property, identified as the Lloyd Bauer House and built in 1928, previously received approval at the Aug. 6 meeting for soffit and front-window repair. Following heavy storms, the applicants reported further water intrusion and requested replacement of some brown aluminum case-style gutters on the south-facing roof section and other sections in rough condition. Staff noted a few copper gutters remain on the rear of the house and will not be replaced. The replacement gutters will match the existing brown aluminum case style; the applicants also requested top-mounted gutter guards to keep leaves out; staff said the guards will not be visible from the street.
Applicant "Nick," identified in the record with the 325 East Newhall address, told the commission the soffit work came in close to the contractor’s original estimate but that repair of the picture window will cost more than first quoted: staff and the applicant indicated the window work is now likely in the $3,000–$3,500 range because of greater-than-expected frame rot. The commission moved and seconded a motion to add the gutter replacement to the previously approved scope; members voted to approve the amendment.
Commissioners encouraged the applicant to return if other repairs become necessary. Staff said scheduling depends on contractor availability and weather; the approvals are on record so work can move forward when the contractor schedules the project.
