The Waukesha City Landmarks Commission approved a Certificate of Appropriateness and a Paint and Repair grant for homeowners at 202 West College Ave. on Sept. 3.
Commission staff described the property as a contributing building in the College Avenue Historic District, built in 1927 and of Colonial Revival design. The homeowners, who purchased the house earlier in the year from Carroll University, discovered extensive wood rot during inspection and initially proposed replacing siding with LP SmartSide. After obtaining contractor estimates, the applicants revised their proposal to retain and repair existing wood where possible, using epoxy for small-damage repairs and replacing only the most-damaged sections with new cedar or acacia to match existing siding. Staff said the contractor provides time-and-materials estimates: $100 per hour for labor plus materials billed at cost plus a 20% markup; the applicants provided a rough total estimate of $10,000.
A motion to approve Certificate of Appropriateness 25-00953 for repair of wood siding and soffits passed at the meeting. The commission then considered Paint and Repair grant application 25-01579 for the same property. Commissioners agreed to base the award on the applicants’ $10,000 estimate and approved a 15% grant, totaling $1,500.
Applicants Nick and Emma Voszek joined the meeting and said work could begin after the contractor receives a down payment; staff noted scheduling depends on weather and the contractor’s availability and could occur later this year or in early 2026. The homeowners said a full exterior paint job is expected in 2026 after repairs.
The approvals were conditional on the commission receiving the county CDBG contract necessary to release federal funds. The commission did not set new policy limits at the meeting; staff said they can revisit award amounts later if final costs exceed initial estimates and the applicants request additional funds.
