The Carson City Historic Resources Commission on Sept. 3 approved a motion allowing removal, dismantling and storage of a contributing garage located at 202 South Nevada Street, subject to a written condition that the shed may be removed and stored for future relocation within the historic district.
Heather Ferris, community development staff, reviewed the item which the commission had continued in July to allow exploration of relocating the structure to an adjacent property. Darren Berger, a neighbor who has been negotiating to receive and reinstall the structure on his property, told commissioners he and a nearby property owner had agreed to split the cost of pursuing a zoning text amendment that would allow use of an originating structure’s setbacks upon relocation within the historic district. Berger said the change would help cases where historic buildings sit close to property lines and cannot meet current setback requirements when moved.
Staff proposed an additional written condition (inserted as condition 5 in the staff report) that the shed may be removed from the subject property, dismantled and stored for relocation at an alternative location in the future. Ferris said approvals by the HRC are valid for 12 months; she and commissioners discussed permitting and the need to coordinate with the Building Division and the fire marshal for construction, setback and firewall requirements at the receiving site.
Public commenters and neighbors supported the approach of allowing removal and storage to preserve the structure while the proposed text amendment and any requisite zoning or building approvals are pursued. Garrett Lapier, a neighbor, urged the commission to approve removal so that the applicant could show approvals to the planning division when pursuing setback relief.
Action: Motion to approve HRC-2025-0231 with the additional condition that the shed may be removed, dismantled and stored for future relocation; motion carried unanimously.
The commission’s approval authorizes removal and storage under the added condition and requires subsequent relocation plans and permitting to comply with building and fire codes and any future zoning amendments.
