Planning and Zoning approves building permit for 522 South 300 East

The Mona City Planning and Zoning Commission on Sept. 3 approved a building permit application for 522 South 300 East and will forward the item to the Mona City Council for its regular meeting the following Tuesday.

The applicant, builder Jeff K., told the commission he and staff had verified the lot designation (Lot 7) and discussed the county versus city lot split shown in the council’s Onyx records. Laurie (staff member) confirmed irrigation approvals are in progress and that Shauna has discussed the project with Gordon and will sign off when paperwork is in.

Commissioners asked whether utilities were stubbed to the lot; staff said utilities were not stubbed and that, as with other properties on 300 South, developers typically pay for the long side and extend service across the road. The applicant said he sometimes supplies water for buyers depending on location.

After discussion, a commissioner moved to approve the permit and the commission seconded the motion. The commission voted to approve the building permit and directed staff to pass the application to the city council for final review.

The commission’s action was procedural: it approves the permit application for submission to the Mona City Council, which retains final approval authority for the permit and any required conditions.

Staff and the applicant indicated outstanding items include completing irrigation documentation and ensuring utility connections are permitted and constructed to city standards prior to final inspection.
