Walton County’s Technical Review Committee voted to table the Golf Place limited‑lodging application after staff raised multiple outstanding comments and identified that, under Village Mixed Use (VMU) rules, a parcel under 3 acres proposing a general commercial use must include accompanying residential and recreational components.
Tim Brown presented staff comments and said the most significant outstanding issue was the VMU requirement for mixed uses on parcels under three acres; limited lodging is considered a general commercial use and the application did not include the required residential or recreation component. The applicant, represented in the record as requesting a redesign, asked for a 30‑day continuance to rework the project; the committee elected to table the item until the applicant provides a substantially revised submittal.
Barbara Marano, speaking during public comments, criticized how the application progressed through the process without earlier detection of the VMU conflict. A member of the public, Sammy Meadors, raised a separate concern about an on‑site right‑of‑way history and asked staff and the applicant to verify whether a shown right‑of‑way had been abandoned or altered in 1984.
Staff and the committee agreed the application should be resubmitted after redesign to address the recreation/residential requirement, floodplain and parking layout, and other technical comments. The committee voted to table the project until further notice.
