Orthodontist plans to relocate to 45 Hudson; architects propose exterior facelift and tenant fit-outs

Representatives for Adirondack Orthodontists told the planning board they entered a contract to purchase 45 Hudson, a vacant 6,600-square-foot medical building, and plan to occupy part of the building while leasing remaining space to a medical tenant.
Chris Foley (Chris Foley Construction Services) said the intention is to occupy roughly 4,000 square feet and to renovate the façade, update signage and lighting, and perform interior fit-outs. Architect Neil Pallone described a proposed Scandinavian-modern look using natural wood or Nichiha product and said the project will replace existing exterior lighting with dark-sky-compliant fixtures and modernize window patterns.
Board members asked for material submittals for the exterior cladding and for assurances that building permits and any necessary changes of occupancy would be filed. Staff said building permits and matching on-site work would be required and that the board typically requires material submittals before permits are issued. The applicants said they would coordinate final design details and submit the necessary documentation when they file for permits.
