Ethan Hall said the civil engineering team had dug test pits and was performing borings to inform stormwater design and that the project will require a formal submission for civil engineering details. The applicants said the main work involves expanding warehousing and adding a hybrid factory portion; they plan to add three truck bays to separate shipping and receiving.
Board members asked about lighting, stormwater capture, use of gutters and stormwater infiltration and whether the expansion would increase water demand or wastewater generation. Applicants said the manufacturing processes (welding, grinding, CNC machining) do not use water in a way that would change wastewater demand materially and that existing gutter and new capture systems would route stormwater into designed infiltration. Applicants said additional wall-mounted lights and pole heads would be used to light expanded parking and access ways and that lighting would be directed toward the building with cutoffs to limit off-site glare.
The applicants said they would make a full submission in October and return to the board in November for formal review; staff confirmed the sketch-plan stage and that the project will require a complete civil submission before issuance of permits.
