Board approves variance for new dwelling at 31 Hill Farm Camp Road

The Coventry Zoning Board approved a 40-foot dimensional variance for a new dwelling at 31 Hill Farm Camp Road, property owners Christopher and Patricia Nennager.
Attorney John Rockwell and the applicant testified the existing dwelling had been demolished in 2024 and that a Freshwater Wetlands application and an ALPS application had been submitted and approved by the Rhode Island Department of Environmental Management. The board heard that the lot has approximately 154 feet of depth from the road to the Flat River reservoir. The former dwelling was about 35 feet from the pond; the proposed new dwelling will be a minimum of 50 feet from the pond. Because the required rear setback is 90 feet, the relief sought and granted was 40 feet.
Board members voted to hear and decide the matter the same night. A motion to include the staff report in the decision passed. Motion to approve the project "as presented with the staff report" was made by Keith Galloway and seconded by Lenny Cloutier; the motion carried with the chair and all members present voting in favor.
The board recorded no additional written conditions in the transcript beyond incorporation of the staff report.
