Middletown school construction moves ahead as crews complete Phase 1 and bid packages awarded

Town and school project managers reported Phase 1 demolition and mechanical work complete at the elementary complex, site work and foundations under way at the middle/high school, and multiple subcontract bid packages awarded or recommended as the project moves toward a final guaranteed maximum price.
Project managers and town staff told the Town Council on Aug. 18 that major early work is complete at the elementary school complex and site work has advanced at the new middle/high school.
At the elementary campus, project teams completed Phase 1 demolition and cleanup, including removal of oil tanks, tunnel cleaning, abatement work and two courtyard demos. Mechanical piping repairs listed in the meeting record (81 items) were completed and pressure-tested. Town staff said remaining work on courtyards is under negotiation and will be priced by the contractor.
At the middle/high school site, teams have completed multiple bid rounds and are closing remaining trade packages. Current on-site work includes soil stripping, bulk excavation, hauling of material off-site to Pawtucket for disposal where it did not meet limits, placement of footings, retaining walls and frost walls, and installation of anchor bolts and steel embeds. Watermain installation has begun.
Project managers reported that once the final conformance documents with trades are complete, they will present a final guaranteed maximum price (GMP) for construction of the school; other budget items (for example, furnishings and site landscaping) will be additional line items. The teams characterized both projects as "on budget and on time" as of the Aug. 18 meeting, with several final prices and GMP components still being refined.
The council also heard the list of recommended subcontract awards for school bid packages, later approved by council action. Those recommendations included Continental Woodcraft (millwork), W.F. Shea Company (painting) and Barbizon Light of New England (theater and stage equipment), among others. Justin Bernard of Colliers presented the bid-pack details and participation goals reported by the project team.
Council members and staff discussed next steps, including collation of the final GMP, review by the town attorney and presentation to appropriate committees for approval.
