Owner seeks area variance for office addition at 106½ Station Road; board to schedule public hearing

The Goshen Zoning Board received an initial presentation from Steve Esposito of Engineering Properties on behalf of 16 Ave Station Road LLC for an addition to an existing building at 106½ Station Road. Esposito said the parcel currently contains a warehouse and office space and that the proposed 8,680-square-foot addition to the front of the building would cause the structure's footprint to exceed the local 40,000-square-foot limit, requiring an area variance under the town code.
Esposito described the proposal as an office addition rather than additional warehouse space and said the area to be added is in an already paved/impervious portion of the site; the applicant does not anticipate an increase in impervious surface or significant new traffic. He said the project would require relief from the provision cited in the application as "section 97 of 14 a." Esposito asked the board to schedule a public hearing and to consider acting as lead agency for the area-variance determination so the zoning review can move forward without delay.
Board members and Esposito discussed timing and coordination with the planning board; Esposito said the application is an unlisted action under SEQR and will not require a coordinated review with the planning board unless the board designates otherwise. The board indicated it would place the application on the next meeting agenda for a public hearing and to consider lead-agency designation. No final variance was granted at the meeting.
