Commission approves Yotze family’s grain-and-feed business in Carmel Township

The Eaton County Planning Commission on Sept. 2 approved a conditional use permit for Ben and Carol Yotze to operate a grain-and-feed sales business at 1827 North Angel Road in Carmel Township.
Staff reported the 118.05-acre site is zoned Limited Agricultural and that the applicants plan an 80-by-96-foot building (7,680 square feet) for sales of bagged feed, grain and farm-related tools and workwear. Proposed hours are Monday–Saturday, 8 a.m.–5 p.m., with no employees planned initially and estimated traffic of about 10 vehicles per day; the applicants said supplies will arrive by roughly one semi-truck per month.
The application noted an existing home-business conditional-use permit on the property for a laminated post business; staff said there have been no complaints about that operation. The Barre-Eaton District Health Department approved the CUP for the new business; Carmel Township and the Eaton Conservation District raised no concerns. The Eaton County Road Commission reviewed the plan and found the existing driveway sufficient to support the proposed business.
Commissioners asked about product types and whether mixed feed would be manufactured on-site; the applicant said all feed would be purchased bagged and re-sold, not mixed on-site. The applicant also confirmed the sign on North Angel Road will be 8 feet tall or less and that building design will be prepared by a licensed design professional as required by the building official.
The motion to approve CU-9-25-7 passed by roll call vote with all members present voting yes. Staff told the applicants to submit sealed drawings for plan review and building permits before construction may begin.
