Staff noted the parcel fronts a state route (Ball Ground Highway) and is adjacent to industrial and commercial uses; water is available from CCWSA and sewer is not available. Staff recommended conditions including that all loading and unloading occur on‑site at the rear of the building and that any outdoor storage be screened from the right of way. Staff also recommended a 35‑foot undisturbed zoning buffer adjacent to residentially or agriculturally zoned properties and replanting gaps with evergreen species to provide a year‑round screen.
A nearby resident spoke in opposition, citing concerns about tree clearing, wildlife and neighborhood impacts. City representatives and commissioners who supported the annexation said the corridor is appropriate for commercial services and noted Ball Ground’s past experience with local hardware stores and the benefit of bringing such retail within city limits. The commission’s recommendation to approve the annexation and rezoning with the staff conditions passed by voice vote; the recommendation will be forwarded to the Ball Ground City Council for final action and permitting steps.
